If you want to understand why Spartanburg County commercial real estate trades the way it does, just go stand at the I-85/I-26 interchange for five minutes. Watch the trucks. Count them. That intersection is where the Upstate’s logistics spine comes together, and the towns around it — Duncan, Lyman, Wellford — are the direct beneficiaries.


  • Proximity to I-85 and I-26 On-Ramps: Properties within 1-2 miles of both interchanges maximize location advantage. Those further from ramps lose positioning advantage.

  • Tenant Type and Multi-Market Appeal: Tenants serving regional distribution or multi-point supply chains value dual-interchange access. Local or single-point tenants don’t see the benefit.

  • Industrial Park Quality and Access: Properties in true industrial parks with proper infrastructure outperform scattered commercial sites.

  • Rent Competitive Analysis vs. I-85 Primary Corridor: Expect modest discount to primary I-85 (5-10%). Understand your positioning and price competitively.

Duncan

Duncan is tiny. Like, a couple thousand people tiny. But it sits right at the junction of I-85 and I-26, and that makes it incredibly important for commercial real estate. You’ve got access to Greenville in 15 minutes, Spartanburg in 10, and Charlotte in about an hour. For a distribution tenant or a manufacturer shipping product, that’s basically a perfect location. I’ve talked to tenants who chose Duncan over Greenville purely because the rent was 20% lower and the highway access was just as good.

I-85/I-26 Corridor Property Valuation Factors

Validate these metrics before pricing:

  1. What is your distance to I-85 on-ramp vs. I-26 on-ramp? (Closer = better positioning)
  2. Do your current tenants use multi-point distribution or serve regional markets?
  3. Is your property in an industrial park or scattered commercial site?
  4. What is your rent per SF vs. primary I-85 corridor? (Should be 5-10% discount, not more)
  5. Can you access both markets with realistic drive times from your location?

The area around Highway 290 and the interstate has seen a ton of development. Mostly industrial and flex. BMW’s plant in Greer is 10 minutes away, so a lot of the supplier activity has spilled over here. I’ve looked at industrial buildings in this corridor that stay fully leased because the tenant pool is so deep. When you’ve got 40-plus BMW suppliers within a 20-mile radius, there’s always someone looking for space.

The commercial land situation in Duncan is getting tighter. Parcels near the interchange that were selling for $3-4/SF five years ago are going for $6-8/SF now, if you can find them at all. Most of the obvious sites have been developed or are under contract. That scarcity is pushing land values higher and making existing buildings more valuable by extension.

Lyman

Lyman sits just west of Duncan along I-26 and has a slightly different character. There’s more of a small-town downtown feel. The old Lyman Mill site has been a redevelopment target for years and it’s starting to come together. Mixed-use with residential and some commercial. The mill buildings themselves are interesting — good bones, historic character, the kind of adaptive reuse that works when the economics line up.

For commercial property, Lyman’s play is proximity. You’re between Spartanburg and Greenville on I-26, which means you draw from both labor pools. Industrial tenants like that. A building in Lyman can pull workers from Spartanburg, Duncan, and the western suburbs of Greenville. That flexibility matters when you’re hiring for a manufacturing operation and need 50 people who can show up reliably.

Wellford

Wellford is smaller and more industrial. The area north of I-85 near Highway 101 has pockets of older industrial buildings that are interesting from a buyer’s perspective. Some of these are 1980s and 1990s vintage tilt-wall or block buildings. Not pretty. But functional. And they trade at prices that make the cap rate math work really well. I’ve bought buildings in this general area for $30-40/SF that generate solid returns because the rents are there and the expenses are manageable.

    Properties in this triangle trade at a premium compared to more rural parts of Spartanburg County. Buyers know the location value. If your building is within five miles of the I-85/I-26 interchange, there’s genuine institutional and private buyer interest.
