    What exactly is transactional funding?
    It's short-term capital that lets you close a double close without using your own cash. You're the middle party: the original seller is A, you're B, and your end buyer is C. I fund your A-B purchase, you immediately close the B-C sale to your buyer the same day, and my funds are paid back out of your buyer's proceeds at that second closing. You keep the spread.
    Why use a double close instead of just assigning the contract?
    A few common reasons wholesalers double close instead of assign:
    • Non-assignable contracts, common on MLS deals, bank-owned, and government sellers (HUD, Fannie, etc.).
    • Hiding your spread, since a double close keeps your markup off the end buyer's settlement statement.
    • End-buyer requirements, since some institutional buyers and lenders won't touch an assignment.
    • State and disclosure rules have tightened how assignments are handled, which pushes more deals to a true double close.
    What does it cost?
    1% of the A-B purchase price, with a $1,000 minimum. Repeat closers drop to 0.75% on every additional deal in the same calendar month, same $1,000 minimum. Deals over $500k are quoted case-by-case. That fee is all-in and comes out of the proceeds at closing. No upfront fees, and no fee at all if the deal doesn't close.
    Do you check my credit, income, or bank statements?
    No. There's no credit check, no income verification, and no personal financial statements. The funding is secured by the transaction itself, not by you. What matters is that you have a real end buyer ready to close.
    How fast can you fund?
    Send me your signed A-B and B-C contracts and I'll give you a yes/no the same day, along with your exact fee. Funding happens on your closing date, wired when your closing agent calls for it. The earlier you loop me in, the smoother it goes. Once title is clear and both contracts are in place, same-day funding is routine.
    What documents do you need?
    • Your signed A-B contract (you buying from the original seller)
    • Your signed B-C contract (your end buyer buying from you)
    • The closing attorney handling the deal
    • Your entity docs (Articles of Organization, EIN) and ID
    • If your end buyer is using a lender, their pre-approval or term sheet
    What happens if the deal falls through?
    You owe nothing. My fee only applies when the deal actually closes. If your end buyer walks before closing, there's no charge and no upfront money at risk.
    Do both closings have to use the same closing attorney?
    In most cases, yes. Running both the A-B and B-C closings through the same closing attorney keeps the same-day wires clean and predictable, which is how these deals stay on the rails. I'll look at exceptions case-by-case, so if there's a reason both sides can't use one office, just ask. Worth knowing: many states require a licensed attorney to conduct the closing, so we work through a closing attorney, not a title company. I know the process and coordinate with your attorney directly.
    What's the minimum and maximum deal size?
    There's no minimum deal size. The $1,000 minimum fee covers the small ones, so even a low-dollar lot is worth bringing to me. Deals over $500k are handled case-by-case, on both pricing and approval. Send me the details and I'll give you a straight answer the same day on whether and how I can fund it.
    Can you provide a Proof of Funds letter?
    Yes. If you need a proof of funds letter to make offers, I'll provide one. Email me the amount you need it for and I'll send it over. That's part of being a real funding partner, not just a wire at the closing table.
    What kinds of properties do you fund?
    Residential and small-lot double closes. If you've got something larger or commercial, send it over and I'll tell you straight whether I can fund it.
    Are you going to compete with me on my deals?
    No. I fund residential and small-lot double closes. I'm not contacting your sellers or your buyers, and I'm not in the business of flipping the kind of deals you bring me. Your contracts are confidential and your spread is your business. My only role is providing the capital and getting paid my fee at closing.
